REPORTS TO: MAINTENANCE MANAGER / ASST. MAINTENANCE MANAGER

Job Description DUTIES INCLUDE:

1. Demonstrates through their own behaviour the Service Culture Standards of Living Water Resorts in providing a fun and caring environment for our guests / members and fellow team members which in turn will create special memories.
2. Responds to guest complaints and resolves them in a way that ensures the guest is satisfied, will return again and that every guest departs happy.
3. Maintains and delivers a “no compromise” attitude towards providing the highest possible level of Hospitality, Quality and Value to the guest.
4. Adheres to all of the mandatory written standards of operations, policies, procedures, manuals, oral instructions, employee handbook, collective agreement that is in place at Living Water Resorts.
5. Adheres to all Health & Safety Policies and procedures and works in a safe manner at all times.
6. Reports any accidents or incidents to the department manager/assistant or Team Lead.
7. Actively participates in departmental and resort meetings.
8. Maintains a clean, tidy and organized department / work area.
9. Actively supports co-workers, management and the company’s vision and goals.
10. Works in a professional manner, paying particular attention to maintenance efficiency and proper utilization of supplies, tools, products and all utilities.
11. Performs preventative maintenance duties as assigned such as painting, sanding, dry walling, stripping, carpentry, plumbing and plastering as required.
12. Corrects / replaces room and condo deficiencies such as replacement of bulbs, fixtures, furniture repair, toilet and sink repairs and all other repairs as required and assigned.
13. Inspects, cleans and repairs A/C and Heating units on a routine basis throughout the resort (before summer and winter).
14. Provides assessments and makes recommendations to management regarding the feasibility of projects.
15. Ensures management is aware of the most cost effective way to complete projects and the short and long term implications.
16. Ensures deficiencies are noted and brought to the attention of the Maintenance Manager, Asst. Manager or Team Lead.
17. Ensures that the Resort’s standards are met on all maintenance corrections and repairs.
18. Ensures any and all work areas are cleaned thoroughly after all maintenance jobs have been completed and before leaving at the end of a shift.

19. Ensures the work site is always safe for self, co-workers and our guests.
20. Do to the fluctuating demands of the job, you will be expected to perform other tasks as as assigned and needed.
21. You will be expected to assist other co-workers when the need arises, just as others will be expected to assist you.
22. A general knowledge of the resort’s facilities and services
23. May perform other duties and functions as assigned based on business levels throughout the resort.


Qualifications

• High School diploma
• Skill in a particular trade an asset - either carpentry, painting, plumbing or electrical.
• General maintenance background in painting, decorating, dry walling, carpentry, building maintenance and repair.
• Familiarity with the use of hand and power tools that is necessary for preventative building maintenance.
• Must be able to maintain standards under variable conditions
• Must possess excellent interpersonal and organizational skills and have a strong ability to prioritize
• Professional attitude and appearance

Working Conditions

• Varied work environment both indoors and outdoors all year round.
• Exposed to dirt, dust, grease, paints, chemicals and variable weather conditions
• Daily use of hand and power tools and company vehicles as required.
• Use of maintenance equipment including ladders, brushes, vacuums, etc. as needed for various jobs
• Use of own hand tools as required
• Proper use of safety equipment as designated – safety glasses, masks, rubber gloves and other protective wear or devices as specified.
• May be exposed to hazardous chemicals
• Must be able to bend, reach, lift at least 30lbs
• Must be able to walk and stand for an average of 8 hours per shift
• Must be able to work flexible hours including early mornings, evenings, weekends and holidays
